An Energy Performance Certificate (EPC) shows how energy efficient a property is, giving it a rating from A (most efficient) to G (least efficient). It also provides recommendations on ways to improve your property’s energy performance, helping to reduce energy consumption and running costs.

An EPC is carried out by a qualified Domestic Energy Assessor and is required for most properties being sold or let.

An EPC is valid for 10 years from the date it is issued. If you already have a valid certificate, you won’t usually need a new one unless you’ve made significant energy efficiency improvements and would like an updated rating.

You can check whether your property already has a valid EPC before booking a new assessment.

Residential EPCs start from £60. The cost depends on factors such as the size, type and location of the property.

In most cases, yes. An EPC is a legal requirement when marketing a property for sale or rent and must be made available to prospective buyers or tenants.

Most residential EPC assessments take between 30 and 60 minutes, depending on the size and layout of the property.

Following the visit, your certificate is produced and lodged on the national register, with most EPCs issued within 24 hours. Where possible, a same-day service may also be available.

Yes. In England, landlords are legally required to have the electrical installations in their rental properties inspected and tested at least every five years by a qualified person. An Electrical Installation Condition Report (EICR) confirms that the property’s electrical systems are safe for tenants.

If your property has any gas appliances, landlords are legally required to obtain a Gas Safety Certificate every 12 months. The inspection must be carried out by a Gas Safe registered engineer and confirms that gas appliances, pipework and flues are safe to use.
